  • What's included with my rent?

    Your rent includes a furnished private bedroom, furnished common areas, with fully stocked kitchen,  all utilities (water, sewer, trash), monthly professional cleaning service in 3-5 bedroom home, pest control, WiFi, smart home, and safety features, smart energy features, full-time maintenance  staff and submission of maintenance  requests through online the tenant portal or 24 hour call center

  • What furnishings are included?

    Your room will be fully furnished with a full-size bed, desk, and chair with closet or armoire. The living/dining area has a sofa, coffee table, dining table, TV stand & flat screen smart TV. The kitchen is fully equipped with energy-efficient appliances, a toaster oven, a coffee machine, cookware, dishes/utensils, as well as a washer and dryer.

  • What type of security do you offer?

    All properties are equipped with Ring security cameras, alarm systems, motion sensor lights and smart safety features such as Nest smoke and carbon monoxide detectors. 

  • When is rent due?

    Rent is required on the 1st of every month to avoid a late penalty. Students may also pay by semester. 

  • How can I pay my rent?

    You can easily view your statement and pay your rent online via the resident portal on our website. You may set up automatic payments so your rental is never late. 

  • Can I use my Financial Aid to pay rent?

    We accept Finacial Aid and Loan Disbursements just like the Colleges do to pay for our off-campus housing! We are very pleased to be able to facilitate this to help out our Student Residents who rely on this aid to live off-campus.  We are the only local company and property owners that accept this!  We accept Financial Aid Awards through FAFSA, Parent Plus, and other Student Aid/Loan Programs. Please inquire for more information.

  • Is there a security deposit?

    We collect a security deposit of $500 per lease for a bedroom lease and $1000 per apt at lease execution.

  • Can I break my lease?

    A lease agreement is a binding contract and cannot be broken however our lease does allow for subletting with owner approval to a qualified sublease. 

  • What should I bring to my new home?

    We suggest you bring bedding for a full-size bed (or Queen if noted)  toiletries,  cleaning supplies and any personal items to make your room feel like home. Bring what you might bring to a dorm room. 

  • Do you allow pets?

    Pets are allowed on a case-by-case basis. Remember if you are sharing a home with others, all residents but be comfortable with any animal at the property. 

  • Do you require renters insurance?

    Our insurance will not cover the loss of your personal belongings. For this reason, we require all residents to maintain a renters insurance policy of $100,000 liability and personal property policy. It's very inexpensive and can be obtained for around  $120 a year from any insurance company or monthly at about $10 a month if a resident chooses to use the insurance company available in their tenant portal. 

  • How do I request maintenance ?

    If you need to request maintenance, simply visit the resident portal on our website to submit an online request. You can also call our 24-hour 800 number to request maintenance or help troubleshoot problems over the phone with trained technicians. The 24 hotline is also available for emergencies day or night. 

  • Do you offer leases of less than 12 months?

    Our leases are 12 months starting in August, however, our lease offers the option to sublet over the summer months if you do not plan to be in town. We work with local internship programs every year and can help facilitate a sublease for the summer months if that is what you are interested in. These interns are usually looking for sublease spaces Mid May through July and into the first weeks of August. In addition, local students are always looking for spaces for the summer months if they live in the dorms in order to continue school projects, summer study or keep a part-time job that they have. 


    Another option if you are staying on another year with us in the same home is to simply lock up your bedroom and use it as a storage space for when you return without having to move out all your things and rent a storage unit. Many of our residents and their parents find this to be a very convenient option. 


  • Do you offer Summer only leases?

    Yes, we offer short-term summer leases for local students wanting or needing to stay in town for the summer. We also have short-term housing available for those coming to Sarasota for various internship programs.
